Staging SOS is a full service Home Staging Company. We offer a variety of Home Staging and Interior Design services to meet all our clients' needs. We provide services for homes to sell and homes to live in.  We work within your budget and do as much or as little as you wish.  We can stage your entire property, just a few rooms or consult with you about how to do it yourself.

Home Staging & Color Consultations

Home Staging Consultation is a great solution for homeowners who prefer to do the work themselves to prepare their property for sale. For an affordable one-time fee, you will receive a fully detailed Staging Consultation Report that will tell you specifically what you need to do to get your home ready for sale. Your needs as a seller will be assessed.  Your home will be carefully inspected and photographed, inside and out.  After reviewing the details, a written room by room report will be prepared which will Include "Before" pictures, detailed recommendations, enhancement ideas, paint color recommendations, recommended minor repairs and showing instructions. The Staging Consultation Report will be provided to the Homeowner and Listing Agent, typically within 24 to 48 hours. 

Consultation fees*:

 Up to 1500 sq.ft.,      $300
 1500 to 2500 sq.ft.,   $350
 over 2500 sq.ft.,        $350+

*Payment for the consultation is due at the time of the service.

For an additional fee, a Fine-Tuning Visit can be performed after you have implemented the recommendations in the Staging Consultation Report.  During the Fine-Tuning Visit, we make adjustments to further refine furniture and accessory placement and to make additional recommendations, if required.  If you request our help with shopping for new accessories after the Staging Consultation or you want to rent the accessories from our inventory, those items will be delivered during the Fine-Tuning Visit.

 

 Vacant Home Staging

This is full service staging.  We do all the work for you.  We will stage as many or as few rooms as your budget allows.

All agents know that vacant properties are difficult to sell.  Only 10% of buyers can visualize the potential of empty rooms.  You don't want the advantages of your home overlooked and left up to the buyers' imagination - or lack of imagination!  Vacant houses feel cold and uninviting and it's difficult for most buyers to judge the size of and furniture arrangement in empty rooms.  Empty rooms look smaller than staged rooms and sometimes buyers cannot even figure out the purpose of a room or whether their furniture will fit.  Also, in an empty house, buyers will notice every small imperfection. This is why vacant properties sit on the market for a long time and then usually receive a price reduction.  Before you reduce your price, consider Staging.

As professional home stagers, we will transform your vacant house into an inviting cozy home by showing buyers the potential of their future home and make them fall in love with your property and want to move in right away. By highlighting the positive aspects of a home while minimizing it's flaws, we maximize the value of your property and minimize its time on the market. 

We will arrange to rent designer furniture to compliment the style of your home from one of our rental suppliers.  We will select the furniture for you, arrange for delivery and pickup and oversee its placement. To enhance the beauty of your home, we can provide items from our inventory, such as small furniture, accessories, rugs, artwork, mirrors, bedding, lamps, plants, dishes and other decor items to stage all the rooms per our agreement. Complimentary digital “After” pictures will be provided for your marketing.

 

Occupied Home Staging

The way you live in your home and the way you market it for sale are entirely different.

For occupied homes, we start with a Home Staging Consultation.  After you have implemented our recommendations in the Staging Consultation Report, Staging SOS can provide you a Fine-Tuning Visit for an additional fee.  During the Fine-Tuning Visit, we make adjustments to further refine furniture and accessory placement and to make additional recommendations, if required.

We can Stage your home using your furniture and add our accessories and some rental furniture as needed to enhance the beauty of your home and get the desired results.  Services may include: de-cluttering, small items packing, de-personalizing, furniture re-arrangement, accessorizing, shopping. Complimentary digital “After” pictures will be provided for your marketing.

How We Work:

A tour of your property is necessary before a bid for services can be prepared.  The staging fee is based on the size, condition and requirements for the property. Your needs as a seller will be assessed.  Your home will be carefully inspected, measured and photographed, inside and out.  After reviewing the details, we will be able to provide you with a bid for staging services, typically within 24 to 48 hours.  The bid is free but does not include any recommendations. The bid for staging services will include creative Staging design, loading & unloading, de-staging, furniture rental coordination, rental fees for furniture and accessories (if needed) and digital "After" pictures for your marketing campaign. 

If you accept the bid, an Agreement will be signed and staging date will be scheduled.  It takes approximately 5-7 days to prepare for the staging during which time you will need to complete our recommendations such as pack away personal belongings, remove extra furniture and have your property professionally cleaned. 

 

Our Payment policy:

Upon signing the Agreement, a 50% deposit is required to reserve a staging date, the balance of which is due immediately upon the completion of the staging.  We accept cash, checks and credit cards.

Don’t waste your time trying to sell your house when it’s not ready. Stage your property first!  The longer a property is on the market, the lower the price will be. According to a National Association of Realtors survey, homes that sold after 4 weeks on the market sold for 6% less than the original listing price!
